Steel Frame Projects Across the UK

What BAS Frames has delivered

Every figure below comes from a completed project on this page. They are the numbers a main contractor or developer actually needs when deciding whether a steel frame specialist can handle their scheme.

  • 14 storeys — tallest building we have infilled (Hathaway House, London W9)
  • 8 storeys — tallest standalone structure built entirely in SFS, with no primary concrete or hot rolled frame (Perrymount Road, Haywards Heath)
  • 54 flats — largest single residential scheme, delivered for Croydon Council (Russell Hill, Purley)
  • 2,000m2 — largest single SFS and boarding package, installed in 6 weeks by 4 operatives (The Lea, Denham)
  • 18 metres — longest studs erected, from MEWPs by electric hoist (Lea Field Way, Bolton)
  • 120 minutes — highest fire rating achieved, double the common UK specification (Fulham Gas Depot)
  • 25 blocks — largest repeating programme, at 2 weeks per block with students in residence (Seething Wells Campus, Kingston)
  • 3 weeks — fastest complete package handover (South Plaza Bristol; Morasha School, Finchley)

We work across SFS infill, stick-build full builds and panellised full builds, for main contractors, developers, local authorities and universities — in London, the South East and across the UK.

Infill

Infill is the largest part of our portfolio. These are non-load-bearing walls of cold-formed steel fixed between the floors of a concrete or hot rolled steel frame — carrying cladding, sheathing and wind load, but not the building’s weight.

The projects below run from a 120-minute fire-rated façade at the former Fulham Gas Depot for Erith, to a 14-storey mixed-use tower in west London built with no site storage at all, to an acoustic wall of 18-metre studs separating offices from military weapons storage in Bolton.

Denham Crematorium

Denham Crematorium – Uxbridge

BAS Frames installed over 2,000m2 of SFS and external boarding at The Lea, Denham near Uxbridge, inside a 6-week programme — with a team of just 4 operatives, working entirely from scissor lifts at first-floor level. This is one of the few commercial schemes where the client appointed BAS Frames to deliver the full SFS […]

Steel frame construction on a BAS Frames project

Cross Keys Rooftop Extension

BAS Frames built 8 new flats on the roof of an occupied 6-storey block at Cross Keys, Edmonton N9, using a stick-build steel frame with joists lifted into place by hand — completed in 12 weeks. Cross Keys was the second rooftop extension Forts Group awarded to BAS Frames, following Albany Court in Trenmar Gardens. […]

Structural steel frame interior on a BAS Frames project

Albany Court Rooftop Extension

BAS Frames built a 6-flat rooftop extension at Albany Court, Trenmar Gardens NW10, using a stick-build steel frame assembled in place above occupied flats — completed in 8 weeks with no delivery rejected. Fulham Depot sfs design

Fulham Imperial Road GAS Depot

BAS Frames designed, supplied and installed SFS infill achieving a 120-minute fire rating at the former Fulham Gas Depot on Imperial Road SW6 — double the industry standard, delivered for Erith in 6 weeks. A demolition contractor moving into building works St William acquired and managed the Imperial Road site. The gas depot building itself […]

Completed structural steelwork at the 56 Chatfield Road project in London

56 Chatfield Road

BAS Frames added 4 storeys to an existing residential building at 56 Chatfield Road, Wandsworth SW11, on the bank of the River Thames — working from incomplete architect’s drawings and spotting a scaffold tie clash that would have cost the client significantly if it had been found later. Delivered in 10 weeks. The client was […]

Large structural steel frame at the Bolton project

The Great Wall of Bolton

BAS Frames installed a high-rise SFS acoustic infill system at Lea Field Way, Bolton, separating office areas from military weapons storage in a UK defence warehouse — with 18-metre studs erected by electric hoist from MEWPs, in 8 weeks. Working for Conamar Building Services in partnership with Steel Frame Solutions, BAS Frames handled installation and […]

Structural steel frame construction at the Hathaway House project

Hathaway House, Paddington

BAS Frames delivered the SFS infill package to a 14-storey mixed-use tower and a 4-storey office building on Elmfield Way in west London, working with zero on-site storage and a just-in-time delivery regime, for HG Construction in 2018 over 12 weeks. The scheme combined residential and commercial space in a 14-storey tower alongside a separate […]

Structural steel frame construction at the Finchley school project in London

Morasha School, Finchley

BAS Frames formed all external walls and window openings in SFS around a hot rolled steel frame at Morasha Jewish Primary School in Finchley N3, clad externally in CP board — the complete external envelope delivered in under 3 weeks in 2018. The main structure was built in hot rolled steel (HRS). Our scope was […]

Panellised

Panellised construction delivers wall and floor panels built in a factory as flat, complete units, then assembled on site. It is not modular: modular means finished three-dimensional room units craned into place, which is a different product with different site requirements.

Perrymount Road in Haywards Heath is an 8-storey standalone building constructed entirely in light gauge steel, with no primary concrete or hot rolled frame — among the tallest of its kind in the UK. The design was signed off over 3 months before a single fabrication drawing was issued, because a panel made to a superseded drawing cannot be trimmed to fit.

Perrymount Road

Perrymount Road in Haywards Heath is an 8-storey standalone building constructed entirely in light gauge steel — one of the tallest buildings in the UK delivered as a panellised SFS full build with no primary concrete or hot rolled steel frame. Most steel framing systems on a building this height sit as infill inside a […]

Stick Build

Stick-build means assembling the frame on site, component by component, rather than lifting in prefabricated panels. It is the method for sites panels cannot reach: occupied buildings, restricted craneage, complex geometry, or an existing structure where the as-built never quite matches the drawing.

That is why it dominates rooftop and airspace work. Below: 54 flats over 7 storeys for Croydon Council at Purley; 25 student blocks extended at 2 weeks each, using a single forklift with students in residence; and a 5-storey building in Slough topped with a stick-built steel pitched roof and individually formed dormer windows.
