Project: Six-Storey SFS Infill | Delivered Ahead of Programme for a First-Time UK Client

BAS Frames designed, supplied and installed the SFS infill package for a six-storey development at 159 High Street, Harrow, for an overseas developer running their first UK project — delivered ahead of the agreed programme, and followed by an invitation to take on further packages on the same scheme.

The client was Greenvista Developments. The system was SFS infill, supplied by Frameclad. Our package covered design coordination, procurement, supply and installation across all six storeys.

The technical scope was the straightforward part

An SFS infill package on a six-storey frame is well-trodden work for us. Studs between the structural bays, correct restraint at head and base, sheathing board and the interfaces with the primary structure. Our page on the SFS infill walling system sets out how the system works.

The challenge on this project was of a different kind. Greenvista Developments was an overseas client undertaking their first construction project in the UK. Establishing trust, understanding what each party expected and navigating the UK construction process mattered as much as the steel did.

A cautious client, and why

Before our appointment the client had already had difficulties with other contractors on the project. Anyone in that position is going to be careful about committing to the next one. Building confidence became part of our role, and the way to do it was not reassurance — it was structure.

We took a hands-on approach through every stage: design coordination, programme commitments, contractual arrangements, procurement, material deliveries and installation. Each step was explained and agreed rather than assumed.

Three milestones instead of one lump sum

To give the client control and visibility, the package was structured into three milestones, with materials and labour costs allocated clearly to each stage of the structure. The client could see what was being paid for, and when, against work that had actually happened.

Getting to that agreement took several rounds of discussion before all parties were comfortable with the final contract. That front-loaded time is often treated as a delay. It is not. It produced a clear framework for the works and a working relationship that held for the rest of the project.

Bridging two sets of expectations

The client’s UK-based consultants and family representative were closely involved throughout, and their understanding of the UK construction industry did a great deal of the work. They helped bridge the gap between the client’s expectations and normal UK practice, which let everyone settle into a clear and effective way of working together.

Delivered ahead of programme

We committed to dates and issued the design information in line with the agreed programme. Our design, procurement and installation teams worked to the same schedule, and the SFS package was completed ahead of the agreed programme.

The project was delivered in close partnership with Frameclad. Coordination between their technical team and ours covered the design, supply and installation of the infill system to the requirements of the development.

Following completion, the client expressed confidence in the team and invited BAS Frames to take on additional packages on the development. On a first UK project for an overseas developer, that is the clearest verdict available.
