Sectors We Work In
Build-to-Rent, Student Accommodation, Residential & Main Contracting
At a glance
- We deliver SFS and drylining packages into four sectors: build-to-rent, student accommodation, residential development and main contracting.
- Each sector buys differently — what a BTR developer needs from a package is not what a main contractor needs.
- Every sector page names the completed projects that prove the work, with client, scale and programme.
- Eight of our fourteen completed projects are in Greater London, across seven boroughs.
The sector a building belongs to changes how its SFS package is bought, priced and programmed. A build-to-rent developer is buying envelope-closure certainty across repeated floors. A main contractor is buying a package that will not disturb the master programme. A student accommodation operator is buying a fixed academic deadline. The steel is similar; the procurement is not.

Build-to-rent
BTR schemes are repetitive, tall and almost always Higher-Risk Buildings under the Building Safety Act. That combination rewards a subcontractor who can hold a rate floor after floor and hand over a complete Gateway 2 evidence chain. Our most recent is the former Fulham Gas Depot on Imperial Road, delivered for Erith at a 120-minute fire rating.

Student accommodation
PBSA is the most deadline-driven work we do: the building either opens for the academic year or it does not. It is also the most repetitive, which is where a settled crew and a fixed sequence pay for themselves. At Seething Wells in Kingston we delivered twenty-five blocks at two weeks each, with students living on site throughout.
Residential developers
Developer schemes turn on unit count and on what can be added to a building that already exists. Light steel is what makes rooftop and airspace additions viable without reinforcing the structure below. At Russell Hill in Purley we delivered a seven-storey full build providing fifty-four flats for Croydon Council.
SFS for residential developers
Main contractors
Main contractors are not buying steel — they are buying the absence of a problem in their programme. That means realistic sequencing, deliveries that suit the site rather than the supplier, and one accountable team across design, supply and install. At Hathaway House we ran just-in-time to canteen decks because the site had no storage at all.
The record behind these pages
Fourteen completed projects, not a capability list. The tallest infill package we have delivered is fourteen storeys at Hathaway House; the tallest standalone structure is eight storeys at Perrymount Road. The largest single package was over 2,000m2 at The Lea in Denham, installed by four operatives from scissor lifts in six weeks. The tallest studs were eighteen metres, at Lea Field Way in Bolton. The highest fire rating was 120 minutes, at Fulham. The fastest full package was three weeks, at South Plaza in Bristol.
Four clients have come back for a second scheme. Every figure on the sector pages traces to one of those jobs, with the client named.
What every sector gets
Whatever the sector, the package is the same underneath: structural design and calculations, traceable cold-formed sections, directly employed install crews, deflection-head and cavity-barrier detailing, and a documented handover. See the full SFS package, our services, and the completed projects behind every claim on these pages. For the areas where those buildings actually stand, see where we work.
