Case Study: Fulham Imperial Road – GAS Depot
The Fulham Imperial Road project presented a unique challenge due to its history as a former gas depot. While the entire site was acquired and managed by St. William, the construction of the GAS depot itself was awarded to Erith, one of Europe’s leading demolition contractors. This project marked a significant milestone for Erith as they ventured into building works, moving beyond their core expertise in demolition. Recognizing the complexity of the task, Erith sought out BAS Frames as their specialist subcontractor, not only for technical execution but also for guidance through the intricate processes involved.
Challenges and Complexity
One of the key challenges was the exceptionally high fire-rating requirement for some external walls—120 minutes, significantly exceeding the industry standard. The primary structure was built using a structural steel frame supplied by another specialist subcontractor, while BAS Frames was responsible for designing, supplying, and installing the steel frame system (SFS) infill to meet these stringent fire ratings.
Collaboration with Atkins
The involvement of Atkins, a globally renowned architectural firm, was instrumental in the project. Their meticulous and comprehensive drawings ensured that every detail of the structure was accounted for during the design phase. One critical detail identified during this phase was the need to encase all structural steel with 60mm Promat fire boards, manufactured by the ETEX Group. This encasement was essential to protect the steel from high temperatures in the event of a fire, ensuring compliance with the required fire rating.
Design and Execution
BAS Frames worked closely with ETEX to integrate the Promat board into the design. ETEX’s EOS system provided a detailed fire report specifying every component of the external wall build-up, including internal board layers, fire mastic, and external board brands. This level of detail facilitated a clear roadmap for execution.
As part of the preparation, BAS Frames requested ETEX to provide their installation manual and arranged for an on-site training session with an ETEX representative. This training equipped the BAS Frames team with the expertise to install the Promat board prior to the SFS system. The installation was successfully completed and signed off by the ETEX representative, ensuring full compliance with the fire safety standards.
Outcome and Impact
The project was a resounding success. The GAS depot, now fully operational, stands as a testament to the adaptability and dedication of BAS Frames. Erith, impressed by the professionalism and quality of work delivered, has since become a repeat client. One of their regional directors highlighted BAS Frames’ adaptability and service as key factors in the project’s success.
The project was also successfully signed off by Atkins architects, reinforcing the collaborative effort between all parties involved.
