BAS Frames was appointed to deliver a complex rooftop extension comprising six new flats, constructed using the Steel Frame Solutions stick-build system. Due to strict access limitations and the fact that residents were occupying the floor below, this project required exceptional precision and planning.
The nature of the stick-build approach was particularly suited to the constraints of the site, where prefabricated modules would have been unfeasible. All works had to be carried out with utmost care to avoid disruption or risk to the occupants below. One of the biggest challenges was material delivery to Level 5 of the building. Situated on a narrow residential road, each delivery had to be meticulously coordinated with residents to ensure parking spaces were available for lorries. Thanks to careful planning and seamless communication, every delivery was successfully completed without a single rejection—a testament to the efficiency of the site team.
The rooftop structure, including bespoke dormer windows, was built entirely from steel on-site—a true showcase of skilled craftsmanship. A unique feature of the project was the tiered roof design, which required the creation of three different levels:
- The first two flats were positioned at the highest point,
- The next two were stepped down by 300mm,
- The final two units were another 300mm lower.
This multi-level design added further complexity to the build. In several areas, design details were unclear or required on-site problem solving. The BAS Frames team worked in close collaboration with the design consultants, overcoming challenges in real time and ensuring the project stayed on track.
Despite the difficulties, this rooftop extension stands as a prime example of adaptability, communication, and expert execution under challenging site conditions.
